Site buildings for economic and productive purposes
History
“Vitali” Site is located in the area of the ancient Finsider Group iron and steel works. In the first Nineties, CimiMontubi Spa (one of the companies of the Fintecna Group) acquired a considerable amount of the Finsider real estate, including Vitali Area. This company has recently obtained a building permit for the implementation of some functional works related to the environmental recovery of this area, which firstly consist in the reclamation and the demolition of the existing structures. As far as the historical productive vocation of the area is concerned and even considering the unavoidable limitations which intervene when operating in a urban area, the project seems finally to have succeeded in proposing, organising and integrating the typical functions of the plant into the general context, within public and private properties.
The intervention
Vitali site, with a surface of around 12.764 mq, is located in the
north-west area of Turin and is limited by four important road axes: via
Verolengo, via Orvieto, corso Mortara and via Borgaro - just click
onto the map to display the enlargement.
The study envisages the use destination for the 2/3 of the surface to the
services activities and to the park area, while the rest will be dedicated
to residential, productive (especially handicraft) and commercial buildings.
At the moment this site is abandoned, even if it lies into a large-scale
intervention area of urban requalification. There actually are some hangars,
which are no longer used since 1989. The project aims to recovery this
site, by replacing the obsolete industrial buildings with new structures,
related to the handicraft activities, which should then have a slighter
impact on the environment.
The city of Turin has been working in order to answer to a twofold question:
first of all, in order to dispose of a qualified and revitalized area in
a relatively brief delay; second, in order to locally upgrade the productive
system. Then, promoting this initiative seems to be a useful way to coordinate
the various activities and to get out of these a more rationalized overview
of the distribution of handicraft companies, so as to facilitate a better
and more profitable placing into the local context. Management and Programming
activities have been committed to a dedicated company, Sinatec S.p.a. The
new productive area is placed into a huge urban zone under renovation,
in order to assure a synergetic final completion of the whole project.
The investment
The intervention has been financed with a contribution of 7.792.364,84
euros, while the admitted funding was of 13.000.000,00 euros. Pictures
